Painting homes in Gallatin

Gallatin was laid out around its public square in 1802, but the town you paint today is mostly new: roughly 56% of its homes have gone up since 2000, and only a small historic core near the square predates the 1970s. That split defines the work. A tight center of 19th- and early-20th-century masonry storefronts and older frame houses gives way to a fast ring of post-2000 subdivisions (many built essentially all-brick, like Foxland Harbor) and to lake-and-golf communities such as Fairvue Plantation on the Old Hickory Lake shoreline. Under hot, humid Middle Tennessee summers, a painter here moves between careful historic prep downtown and durable brick-and-fiber-cement finishes in the newer neighborhoods within the same week.

Inside

Inside, the age of the house sets the job. The older homes near the Public Square and in Woodson Terrace carry decades of paint, wood trim, and the occasional plaster wall, so careful prep and patient patching come first. The post-2000 majority (Foxland Harbor, Kennesaw Farms, Fairway Farms) is drywall built for open-plan living, where cabinet refinishing, crisp trim, and even sheen from one room into the next are what people ask for most.

Outside

Outside, Gallatin leans heavily on brick. A community like Foxland Harbor was built essentially all-brick, which favors a breathable masonry coating or limewash over a film that traps moisture. The lakefront homes in Fairvue Plantation take harder UV and humidity off Old Hickory Lake, lifting caulk and wearing south-facing finishes early, while HOA neighborhoods like Kennesaw Farms and Fairway Farms carry exterior-color rules and the downtown historic district requires a Certificate of Appropriateness, so plan the HOA color approval and the Certificate of Appropriateness into the timeline.

Gallatin neighborhoods we know

Gallatin Commercial Historic District
Gallatin's downtown core, listed on the National Register in 1985: 66 contributing buildings on and around the Public Square and the Sumner County Courthouse, in Italianate, Commercial Queen Anne, and Second Empire styles. These are painted-masonry storefronts, and because the city has enforced local historic zoning since 1991, exterior changes here go through a Certificate of Appropriateness, so color and materials are planned around that review, not chosen on the spot.
Woodson Terrace
A locally designated historic district since 1996, made up of single-family homes built from the late 1800s through the mid-1900s near downtown. These older houses carry wood trim, the occasional plaster wall, and decades of paint layers, so careful prep comes before any interior or exterior repaint.
Fairvue Plantation
A lake-and-golf community built out from 2003 to 2023 on the Old Hickory Lake shoreline, with larger brick-and-stone homes and true lakefront lots. An architectural review board governs exterior work, and the lake-facing elevations take harder sun and humidity off the open water, which lifts caulk and wears south-facing finishes first.
Foxland Harbor
A golf community started in 2014 on 500-plus acres along Old Hickory Lake's northern shoreline, built essentially all-brick across sections like The Fairways, The Links, and The Estates. The brick suits a breathable masonry coating or limewash, and the earliest homes are now reaching their first real exterior cycle.
Kennesaw Farms
A 300-acre mixed-use community developing since 2007, with subdivisions like The Paddock and The Grove under an HOA that maintains common areas and landscaping. These are newer homes, and the HOA's exterior-color expectations are worth checking before the repaint.
Fairway Farms
A newer subdivision built between 2016 and 2022, with 1,700-to-3,400-square-foot homes under an active HOA. This is fresh construction where the work is less about heavy prep and more about clean cut-lines, consistent sheen, and getting ahead of the first repaint as builder-grade caulk and paint age.
