Hendersonville sits on Old Hickory Lake northeast of Nashville. Sun, humidity and lakeside weather are hard on paint, so exterior prep and the right coatings matter here as much as the color.

Painting homes in Hendersonville

Hendersonville earned the name "The City by the Lake" after the Old Hickory Dam closed in 1954 and put 26 miles of Old Hickory Lake shoreline at its doorstep, and the housing stock tracks that history. Lakeside neighborhoods from the 1960s like Cherokee Woods and Indian Lake Forest sit near 1960s and 1970s brick ranches in Colonial Acres, the 1989–2005 brick homes of Blue Ridge, and master-planned communities from the 1990s and 2000s like Mansker Farms and Saundersville Station. The newest, Durham Farms, went up in 2016 in "Farmhouse" architecture on painted fiber-cement siding. Painting here means reading a home's era and its distance from the water before a brush is loaded: a waterfront 1970s house and a 2016 alley-loaded farmhouse ask for different prep and different coatings.

Inside

Inside, the spread of eras sets the work. The 1960s and 1970s ranches in Colonial Acres and the homes in Cherokee Woods carry decades of paint, so we patch the settling cracks and plaster these houses develop before any color goes on. Newer drywall in Durham Farms and Saundersville Station leans toward open-plan walls, trim, and cabinet refinishing, while lakefront homes near Old Hickory Lake fight more interior moisture and need the right sheen in baths and lower levels.

Outside

Outside, the lake drives everything. Waterfront and lake-view homes in Cumberland Hills, Riverchase, and Southern Shores take harder UV off the water and more humidity, which lifts caulk and fails south-facing finishes early. Blue Ridge runs to stately brick that suits a breathable masonry coating or limewash, and Durham Farms' painted fiber-cement needs the manufacturer-correct system. HOA neighborhoods like Mansker Farms and Saundersville Station carry color rules, so approval is worth sorting out early.

Hendersonville neighborhoods we know

Indian Lake Peninsula
The lakeside heart of Hendersonville, built out from the 1960s on a peninsula of Old Hickory Lake. Homes here take direct sun and humidity off the water, which is hard on exterior finishes and caulk lines. Waterfront exposure is the first thing we plan around.
Colonial Acres
Homes built in the 1960s and 1970s near Drakes Creek Park. These mature ranches have aging trim and dated interiors that are prime for exterior repaints and interior color refreshes.
Blue Ridge
Established in 1989 with homes built through 2005, full of stately brick near the Bluegrass Yacht & Country Club. The brick suits a breathable masonry coating or limewash, and these houses are now reaching their second exterior cycle.
Durham Farms
A 2016 master-planned community with "Farmhouse" architecture and rear alley-loaded garages. The painted fiber-cement siding needs the manufacturer-correct coating system, and the early sections are coming up on their first real repaint.
Mansker Farms
Developed from 1996 across roughly 500 acres with an active HOA and two pool facilities. Homes here are cycling into their second exterior repaint.
Southern Shores
A mature neighborhood established in 1968 off Shute Lane with lake access and no HOA, so home styles vary. The older waterfront-adjacent houses carry decades of paint and the settled-in wear that comes with a half-century near Old Hickory Lake.
