College Grove is rolling acreage and custom estates, including the gated golf community of The Grove. Large homes on open lots take full sun, so prep and the right coatings matter here.

Painting homes in College Grove

College Grove is mostly newer custom and estate construction spread across rural Williamson County, with two distinct worlds. Gated club communities like The Grove and Troubadour Golf & Field Club went up in the 2010s and 2020s in brick, painted brick, stone, stucco, cedar accents, and board-and-batten, all under tight architectural review. Around them sit newer planned subdivisions from roughly 2014 onward and no-HOA acreage estates with custom homes, barns, and board fencing. Long open elevations, fairway and pasture exposure, full sun, humidity, and heavy spring pollen mean prep, mildew treatment, and color sampling matter more here than in tighter suburban lots.

Inside

Inside, these are large custom and planned-community homes with open great rooms, two-story foyers, and built-ins, so wall area is big and ceilings are tall. The newer builds from The Grove, Reeds Vale, and McDaniel Estates are drywall with the painted trim, board-and-batten accents, and cabinetry that make trim and cabinet work the most-requested interior jobs. Older custom homes in pockets like Grove Park and St James reward closer prep: patient skim coats and a steady cut-in line on settled walls.

Outside

Outside is where College Grove gets demanding. Multi-material facades (brick, painted brick, stone, stucco, fiber-cement lap siding, board-and-batten, and stained cedar) each take a different coating and prep, and the gated communities run strict ARB and HOA review on exterior color, stain, and visible repairs, so owners should expect that review to shape the timeline. Open fairway and pasture lots get full UV on south and west elevations, while shaded masonry and porch ceilings collect algae and pollen, so wash-down, mildew treatment, and caulk inspection come first. On no-HOA acreage like Bridle Way Farms, the work widens to barns, outbuildings, and board fencing alongside the main house.

College Grove neighborhoods we know

The Grove
A gated club community built out in the 2010s and 2020s in brick, painted brick, stone, stucco, and cedar accents, with a strict architectural review board on every exterior color, stain, and visible repair. Large elevations on open fairways take full sun fade and pollen, so color sampling and mildew treatment come before any topcoat.
Troubadour Golf & Field Club
An ultra-high-end ARB community of refined rustic and Southern estate homes in natural stone, brick, stucco, stained wood, and timber accents. Wood stain, stucco hairline cracks, and algae on shaded masonry all need careful inspection, and palettes and materials go through tight approval.
Hideaway at Arrington
The legacy plat name still on MLS and property records for golf estates on Harlow and Lanceleaf, even where marketing says Troubadour. Owners should confirm whether the HOA or club ARB uses Hideaway or Troubadour paperwork before colors go in for review. The work itself starts with a wash-down, a caulk review, and UV-resistant coatings specced for the course exposure.
Falls Grove
A 381-home community opened in 2014 across 500 acres, built in brick, stone, fiber-cement siding, and board-and-batten accents with shutters and porch ceilings. HOA exterior review is lighter than the gated clubs but still in play, and lots near the trails and pond show algae, pollen staining, and sun fade on south and west elevations.
McDaniel Estates
A 210-lot Signature Homes subdivision off Arno Road in brick, painted brick, stone, fiber-cement, lap siding, and dark-trim packages. Assume HOA review for repainting, shutters, garage doors, and front-door color, and expect full sun on rear elevations with pollen loading up on porch ceilings and white trim.
Bridle Way Farms
A low-turnover equestrian acreage community with no HOA. That means more flexibility, but more surface area. The work runs from custom homes to barns, barndominiums, board fencing, cedar, and stained doors, with pasture exposure driving high UV, wind-driven rain, and mildew on shaded sides; fence and barn coatings can matter as much as the house.
St James
A small estate community of custom homes on roughly 5-plus-acre lots mixing brick, stone, stucco, stained wood, rustic beams, and cedar shutters. We review recorded covenants before major color changes rather than assuming no design control, and long unshaded elevations bring intense sun, wind, humidity, and pollen.
